Residents of St Dominic’s Place in Hartshill, North Warwickshire, are expressing frustration over the lack of basic amenities in their new-build estate. The area is plagued by non-functioning streetlights, an incomplete road, and drainage issues. Despite an enforcement notice issued to developer Dunedin Homes and Developments by the local council in 2023, requiring certain works to be completed by March of the following year, residents are still awaiting the resolution of numerous outstanding issues.

Dan Canavan, a resident who moved to the estate in 2019, highlighted the unmet promises made during the purchase of their homes. The absence of street-lighting, signage, a new access road, and landscaping projects has left residents feeling neglected. Additionally, drainage problems have persisted, with delays in adoption by Severn Trent Water due to incomplete paperwork by the developer.

In response to the challenges, residents have pooled resources to address some issues independently, including investing in drainage solutions and solar lights. The community spirit remains strong despite the difficulties faced, with residents lamenting the missed opportunity for the estate to showcase a thriving neighborhood.

Stoke-on-Trent City Council has taken legal action against Dunedin Homes and Developments Limited for failing to comply with regulations, aiming to compel the developer to complete the necessary work promptly. A spokesperson for the council assured residents of their commitment to resolving the issues at St Dominic’s Place efficiently.

A representative from Dunedin Homes and Developments acknowledged the pending completion of the development, with plans for the sewer adoption by Severn Trent Water and the activation of street-lighting in the near future. Residents hope for swift progress to address the long-standing problems and ensure a satisfactory living environment for all.
